Lancaster Residences

One of the newest projects of Pro Friends, Lancaster Residences is located in Alapan, the municipality which will be the center of the next major estate development in Cavite.

The project is also strategically located near the proposed Cavite Coastal Highway extension. Pro Friends infrastructure development projects are also underway to connect this part of Cavite to Daang Hari, making access more convenient from other parts of Metro Manila and Laguna.

Pag-IBIG OVERSEAS PROGRAM

What is the PAG-IBIG Overseas Program (POP)?
The PAG-IBIG Overseas Program is voluntary savings program which aims to provide Filipino overseas contract workers, immigrants, permanet residents and seafarers the opportunity to save for their future and to avail of a housing loan of as much PhP2,000,000.00.

Who are eligible to become members of the PAG-IBIG Overseas Program?
Any Filipino who works overseas (OFW),or as an immigrant, permanent resident or seaferer may enlist as a member. To register, accomplish and submit the Member's Data Form (MDF) together with the required membership contributions. Also attach a photocopy of the passport or contract.

How much is the contribution rate?
A POP member shall contribute monthly an amount equivalent to US$5. Should he decide to apply for a housing loan and wish to avail of a higher amount, he would be required to upgrade his membership contribution as follows:

The upgraded membership contribution shall be incorporated as part of the housing loan monthly amortization.

How much dividend will the savings earn?
Variable dividends from the Fund's surplus earnings shall be declaed annually to all POP members, to be credited to their Total Accumulated Value (TAV) or savings.

When can the POP savings be withdrawn?
The accumulated savings under the program may only be withdrawn ar the end of 5, 10, 15 or 20 years, depending on the membership term opted by the member upon registration.


Who are eligible to apply for a housing loan under the PAG-IBIG Overseas Programs?
  • An active member with at least 24 monthly membership contribution.

  • Insurable and not more than 70 years old at loan maturity.

  • Has the legal capacity to acquire and encumber a real property

  • Has passed satisfactory background/credit and payment/business checks by the developer and Fund.

  • Has no outstanding PAG-IBIG housing loan, either as a principal borrower or co-borrower.

  • Has no Pag-IBIG housing loan that was foreclosed, canceled, bought back or subjected to decion en pago

  • Has no outstanding Pag-IBIG multi-purpose loan that is in arrears at the time of loan application.

The Istana - Low downpayment inexpensive subdivision in Imus, Cavite

Happy New Year!

We just received a message from a friend who is looking for a house to buy or to rent. Our friend already has her family and that they hope to separate from their parents, what a great way to start a new year!

Well, this friend of ours only thinks of renting although already thought of buying a house but haven't decided because of high downpayment requirement. Anyway she also wants to have a house which is very near the highway. Fortunately we have a new project that is just starting, and very accessible to almost everything specially the highway.

The Istana is the project located in Malagasang I, which is in Imus, Cavite. The best thing about this project is, it is just a few blocks away from Seton, one of the best school in Cavite. Just a tricycle away you can go to Kostal Public Market, Metrobank, and Emilio Aguinaldo Highway! The housing project is still in pre-selling but half of the units are already been booked!

After knowing this project, we decided to checked the place and she immediately decided to buy a unit, I think it she made a right choice.
