Pag-IBIG OVERSEAS PROGRAM

What is the PAG-IBIG Overseas Program (POP)?
The PAG-IBIG Overseas Program is voluntary savings program which aims to provide Filipino overseas contract workers, immigrants, permanet residents and seafarers the opportunity to save for their future and to avail of a housing loan of as much PhP2,000,000.00.

Who are eligible to become members of the PAG-IBIG Overseas Program?
Any Filipino who works overseas (OFW),or as an immigrant, permanent resident or seaferer may enlist as a member. To register, accomplish and submit the Member's Data Form (MDF) together with the required membership contributions. Also attach a photocopy of the passport or contract.

How much is the contribution rate?
A POP member shall contribute monthly an amount equivalent to US$5. Should he decide to apply for a housing loan and wish to avail of a higher amount, he would be required to upgrade his membership contribution as follows:

The upgraded membership contribution shall be incorporated as part of the housing loan monthly amortization.

How much dividend will the savings earn?
Variable dividends from the Fund's surplus earnings shall be declaed annually to all POP members, to be credited to their Total Accumulated Value (TAV) or savings.

When can the POP savings be withdrawn?
The accumulated savings under the program may only be withdrawn ar the end of 5, 10, 15 or 20 years, depending on the membership term opted by the member upon registration.

Who are eligible to apply for a housing loan under the PAG-IBIG Overseas Programs?

An active member with at least 24 monthly membership contribution.

Insurable and not more than 70 years old at loan maturity.

Has the legal capacity to acquire and encumber a real property

Has passed satisfactory background/credit and payment/business checks by the developer and Fund.

Has no outstanding PAG-IBIG housing loan, either as a principal borrower or co-borrower.

Has no Pag-IBIG housing loan that was foreclosed, canceled, bought back or subjected to decion en pago

Has no outstanding Pag-IBIG multi-purpose loan that is in arrears at the time of loan application.

Happy New Year!

We just received a message from a friend who is looking for a house to buy or to rent. Our friend already has her family and that they hope to separate from their parents, what a great way to start a new year!

Well, this friend of ours only thinks of renting although already thought of buying a house but haven't decided because of high downpayment requirement. Anyway she also wants to have a house which is very near the highway. Fortunately we have a new project that is just starting, and very accessible to almost everything specially the highway.

The Istana is the project located in Malagasang I, which is in Imus, Cavite. The best thing about this project is, it is just a few blocks away from Seton, one of the best school in Cavite. Just a tricycle away you can go to Kostal Public Market, Metrobank, and Emilio Aguinaldo Highway! The housing project is still in pre-selling but half of the units are already been booked!

After knowing this project, we decided to checked the place and she immediately decided to buy a unit, I think it she made a right choice.

We have done some great improvements on our site!

Most of our visitors have difficulties looking into the galleries, often they have to click to an image and click on the back button to look back with the rest of the images.

Now I've added ajax so the viewers can easily go through the images and view the rest of the images without leaving the page.

Second to the improvement is implementing video on the site. Before we used to link the videos to this blog which I think it is not good for the viewers since it lost their focus on the house that they are looking for. But now with the new VIDEO link on the first page, visitors can now have a quick access to our videos.

Another look inside the Chesapeake Model House

Chesapeake is best for those who wants to live a full life! Nice community, complete with amenities, quiet and peaceful. The house is also good, spacious and suited well for a growing family.

Chesapeake upon turn over is already furnished, painted and complete, nothing else to worry. It's house features is a full 2-storey house with 3 bedrooms and 2 toilet and bath on both floors. The kitchen has stainless steel sink and tiled already.

The electrical outlets are well placed including telephone and CATV are all pre-routed up to the 2nd floor! This I think the developers thought of this quite well since every family loves to watch TV from any part of the house.

The amenities includes a wishing well, picnic grounds, a clubhouse, covered basketball court and a swimming pool.

Why buy a house?

There are many reason for wanting to buy a house. And as we are now getting more stable and can afford to buy a house$, many people are now looking into buying a house soon. If you are one of those who are not yet decided, perhaps you need to read further and maybe you actually need to buy a house.

While interviewing most of our buyers, I thought of compiling all the common reasons why they chose to buy a house:

Why rent when you can buy? We used to rent in a small house in Antipolo and the house seems ok, though after paying for several years we thought we're wasting our money on renting. Imagine, you are paying a certain amount to the owner for a small room and if you live this way for the next 20 years, then if you compute that amount I certainly wasted a lot of money for a house you still don't own. Compare to just add a few more into that budget then in the next 20 years I already owned that house! That's what I called WAIS!

Investment Ini! While others are looking for a house to live in, some of us are more interested in making a living out of buying houses. I think this is really good idea, if we are still renting a house until the next 20 years, it means the owner of the house has continuous income or she can use that to buy another house and it means he has another house added to her investment. Just pick a good place though. If I may recommend, Cavite is one of the best choice.

Build Equity Building equity is a key reason for purchasing a home. "Equity" essentially means that over time, you will increase your ownership interest in your home. Why is this important? Because it will allow you to borrow against the house or convert your interest into cash by selling the house.

I'm tired of living with my Biyenan! In the Philippines it is our culture that we have a very strong family ties, that most newly-weds stay with their parents. Although this doesn't apply to all, but often we experience those people looking for a house are those who are now comfortable to live on their own or not so comfortable to live with my Biyenan! :-P

Invest in the future. Even if you are just looking into buy a house for you to live with, still at the back of your mind, you know someday this house will be owned by your sibling and that in the future this house that you bought will be their house. If not, this house will worth more in the future.

No matter what reason be, buying a house is every Filipino's dream!

Living beside the mall

I love going to the mall! Even if I don't need to buy anything, window-shopping is already fun thing to do. We normally go to the mall to buy our groceries and sometimes buy meat and veggies.

Everything we need is already in the mall! The only problem is, the mall is not very near our house. We have to commute 2 rides before we can get there. Worst, you'll be unfortunate if you get to be stucked in traffic because of midnight sale.

What if you get a house close to the mall, so close that you only need to walk outside your village?

Ridge Crest Village is one of the housing project here in Cavite where its location is just beside SM Molino. This project is new and many units are still available for you to own. One thing that makes it a good place to live with is, its location is just near the Daang Hari road where it has access to Aguinaldo, Zapote Road and Alabang.

Affordable housing for EPZA employees

We we're just invited by a friend to take a look into this new housing project that is just started constructing. The project is built for families who can only afford to pay for a low cost housing projects. On our way there, we saw a very vast farm land which no houses ever built except for the construction underway where this new project will be built and the country club that will serve as one of its amenities.

This new project, "One Lancaster Lane" is just the first of series projects to be started in that area. This housing project is most ideal to those who work in EPZA and those who are in a business of house for rent. The area is just 5 minutes away to Imus and just seveal minutes away to EPZA via motorcyle.

This video is captured to see what's inside the house once it is turned over to you. I think the house is great since as you will see there's nothing left for you to do in the house and you can already live in it without modification.

the chesapeake village

We have been to Chesapeake Village last year, (a house and lot for sale in Imus, Cavite) and back then, we really are amazed with view since the place is really nice, quiet and the breeze is really great!

Today, we visit the place again since we heard that the lots near the entrace are now ready for selling. The front houses are best buys since:

You house has the easiest access to the entrance gate and main road.

Your house is more secured since you house is nearer to the guard house.

The best part is, you got an easy access to the landscapes of the village main entrance, which is an awesome view!
